Lower South End apartment looks to open 300 units next to a popular Charlotte brewery.

Charlotte’s Olde Mecklenburg Brewery may soon get hundreds of new customers. Madison Communities, a local firm, secured an $80 million construction loan to develop a 320-unit property in the city’s Lower South End, or LoSo, neighborhood. The complex will be called The Garten and will be at the intersection of S. Tryon Street and E. Peterson Drive.

The Garten will have a mix of studios and one-, two- and three-bedroom layouts. Amenities will include a cyber lounge, fitness and yoga rooms, an outdoor grill, a swimming pool with a pool deck lounge area, as well as a bark park with pet spa.

New residents won’t have to travel far for a drink. The site will be down the street from Olde Mecklenburg Brewery’s LoSo location at 4150 Yancey Rd. The brewery, commonly known as ‘OMB,’ is the oldest standing independent brewery in Charlotte. To combat traffic, the multifamily project will include dedicated parking to accommodate residents.

Madison Communities is an affiliate of Madison Capital Group, building garden-style apartment communities throughout the Southeast.

The company will also relocate its corporate headquarters to Charlotte’s SouthPark area directly next to Olde Mecklenburg Brewery. The 48,931-sqft building is the site of an old mill that will be renovated to house the firm’s offices.

The Madison Group noted LoSo has emerged as a hub for innovation and economic growth, attracting tech companies, financial institutions, and leading employers like Lowe’s Tech HUB, USAA, and LendingTree.

New places to live continue to be a hot commodity in Charlotte. The Queen City faces an ongoing population boom — with 113 people moving to the metro daily.
