Housing, offices, retail coming to Charlotte’s “Iron District”

Change is coming to a prime 55-acre stretch of real estate between South End and Uptown, known as “The Iron District.”

Charlotte Pipe and Foundry Company confirmed developer Trammell Crow Company is leading the effort on revitalizing the mixed-use development for an upcoming project for 12 acres along Morehead Street, including:
  • 500 residential units
  • A 150-room hotel
  • 100,000 sqft of retail space
  • 150,000 sqft of office space
“We are excited to share our vision to create something unique in the Iron District, leaving a lasting legacy for the Dowd family and Charlotte Pipe associates while contributing to a vibrant future for the city of Charlotte,” said Hooper Hardison, Chief Executive Officer of Charlotte Pipe and Foundry.

The vision for The Iron District’s upcoming revitalization seeks to bring more retail attractions and foot traffic to the South End area.

The site will also have 1,200 parking spaces and an eventual light rail stop, offering an easy connection into Uptown, South End, Wesley Heights, Camp Greene, and Charlotte Douglas International Airport.

Fun fact: Uptown and South End contain the largest concentration of employees and recent commercial investment in the city of Charlotte.

The former site of Charlotte Pipe and Foundry went on the market in 2023 after the company moved to a state-of-the-art facility in Oakboro, NC.

Upcoming attractions to The Iron District are already in the works, including Blume Studios, a creative hub and event space, debuting Saturday, Sept. 20.

The multi-phase development offers future opportunities for a complete urban ecosystem with mixed-use development, pocket parks + pedestrian and bike paths.

A timeline on phase one of the Iron District is TBA.

  • Developers Terwilliger Pappas and AvalonBay are planning to transform five acres at 11301 Carmel Commons Blvd. into a 360-unit apartment community. The project called Avalon Carmel Commons will have one-, two- and three-bedroom units + a parking deck. (Charlotte Business Journal)

  • Charlotte Douglas International Airport will host informational sessions and public hearings on a proposed plan to mitigate noise pollution: Wednesday, Sept. 18 at the Goodwill Opportunity Campus and Thursday, Sept. 19 meeting will be at the Embassy Suites by Hilton Charlotte.   • It won’t be quiet Uptown. The Broadway sensation “Hamilton” returns to Charlotte from Thursday, Jan. 2 through Sunday, Feb. 2 at Belk Theatre at Blumenthal Performing Arts Center. Tickets are now available.

  • There are affordable tickets available for the Carolina Panthers’ home opener. Vividseats and Ticketmaster are posting seats lower than $30. The Panthers face the Los Angeles Chargers at Bank of America Stadium this Sunday at 1 p.m. (WBTV)

    🦺 A little trash, plenty of treasure

    Rail Trail cleanups create community, beautify South End

    The first Rail Trail Cleanup of the fall season is about to kick off in South End. More than 100 volunteers will gather to pick up litter before celebrating their efforts. It’s all thanks to organizer Mike Martelette of South End Social.

    “We have people from all over the city come,” said Martelette. “We’re doing something good for the neighborhood, getting small businesses involved, and having fun.”

    South End Social partners with US Bank and South End to host the seasonal three-part series. Per each series, volunteers have collected ~one ton of litter.

    Afterwards, volunteers celebrate at an appreciation event at The Union — earning a free drink plus the chance to win prizes from 25+ local businesses.
