Housing, offices, retail coming to Charlotte’s “Iron District”

Charlotte Pipe and Foundry Co. unveiled new plans to revitalize “The Iron District” between South End and Uptown.

The 55-acre site in Uptown and South End will welcome 500 residential units, a hotel, and new office space.

Change is coming to a prime 55-acre stretch of real estate between South End and Uptown, known as “The Iron District.”

Charlotte Pipe and Foundry Company confirmed developer Trammell Crow Company is leading the effort on revitalizing the mixed-use development for an upcoming project for 12 acres along Morehead Street, including:

  • 500 residential units
  • A 150-room hotel
  • 100,000 sqft of retail space
  • 150,000 sqft of office space

“We are excited to share our vision to create something unique in the Iron District, leaving a lasting legacy for the Dowd family and Charlotte Pipe associates while contributing to a vibrant future for the city of Charlotte,” said Hooper Hardison, Chief Executive Officer of Charlotte Pipe and Foundry.

The vision for The Iron District’s upcoming revitalization seeks to bring more retail attractions and foot traffic to the South End area.

The site will also have 1,200 parking spaces and an eventual light rail stop, offering an easy connection into Uptown, South End, Wesley Heights, Camp Greene, and Charlotte Douglas International Airport.

Fun fact: Uptown and South End contain the largest concentration of employees and recent commercial investment in the city of Charlotte.

The former site of Charlotte Pipe and Foundry went on the market in 2023 after the company moved to a state-of-the-art facility in Oakboro, NC.

Upcoming attractions to The Iron District are already in the works, including Blume Studios, a creative hub and event space, debuting Saturday, Sept. 20.

The multi-phase development offers future opportunities for a complete urban ecosystem with mixed-use development, pocket parks + pedestrian and bike paths.

A timeline is TBA on when phase one development of The Iron District will begin.
